From valerie at vanngroup.com Thu Nov 7 16:46:00 2024 From: valerie at vanngroup.com (Valerie Vann) Date: Thu, 7 Nov 2024 16:46:00 -0800 Subject: [OldNorth] Sweet Briar Development In-Reply-To: References: Message-ID: Old North Davis Neighbors Are you aware of the planned development of a 4 3 story townhouses plus 2 ADUs on the site of two (to be demolished) older houses on the corner of G St and Sweet Briar? Supposedly affordable housing? The plans are on the City web site: 3 Story, no elevators, no vehicle parking, "parking" for 44 bicycles. The project includes 44 beds in 3 to 4 bedroom multistory units (interior stairs), with one master suite each. The bathrooms are the kind of minimal cramped style common in this kind layout. The entire development with the exception (possibly of the 2 ground floor ADUs is not senior or mobility compromised persons. Ramps to the ground floor of the 4 townhouses are shown with the kind of minimal iron railings that are not very pleasant to use for seniors or persons using mobility assistence devices. The renderings show a family of 3 with a small child, but the nearest park is blocks away across busy streets. Also shown is a person with a backpack. The intended occupants are not clear, but it looks to me like another student warehouse, renting by the bed. The layout of the master bedrooms is such that another position of a double or larger bed is difficult to figure or two twin beds. Also placement of desks in the bedrooms is peculiar. I got a notice of the hearing before the Social Services Commission because my property is within the notification distance. There will be undoubtedly parking impact on Old North.
