A few days later, on Monday evening, April 18, the Historical Resources Management Commission will review the project for compatibility with the nearby historic structures and provide advisory design review comments. This notice is to inform neighbors and other interested community members that an application has been submitted and that a neighborhood meeting has been scheduled to provide information and receive public comment on the project proposal described below. Project Address: 437 J Street Davis, CA 95616 Project Applicant: Frank Skover 910 Florin Road, Suite 101 Sacramento , CA 95831 Date and Time Thursday, April 14, 2005 of Meeting: 7:00 PM Location: Hattie Weber Museum, Corner of Fifth and C Streets in Central Park Davis, CA 95616 Project Description: The applicant has submitted a new proposal for a for-sale infill project at 437 J Street. This application replaces the previous four unit infill project proposed for this site by the applicant that was denied by the Planning Commission. The current application proposes a total of four single-family homes: two new attached homes, one new detached home, and the existing heritage home, which would be relocated on the Fifth Street corner after two non-original additions are removed, and rehabilitated. This application varies substantively from the previous application by proposing two attached units, providing street frontage for all homes, and ensuring that the southwest quadrant of the existing site remains open, consistent with the neighborhood's open space pattern. The size of each home has been decreased, with floor areas now ranging from 1317 to 1358 sq. ft, and parking has been increased to a total of eight spaces, four uncovered and four in single-car garages. The project will require Planned Development zoning to allow for the project-related site plan requirements. The project will be evaluated for consistency with the existing R2-CD Zoning and all discrepancies between the PD proposal and the existing zoning will be clearly identified, to enable neighbors and decision makers to fully evaluate the project for compatibility. Finally, the project will be further evaluated in terms of compliance with the Davis Downtown and Traditional Residential Neighborhood Design Guidelines. Consideration of this application requires advisory review by the Historical Resources Management Commission, a public hearing before the Planning Commission and final public hearing before the City Council at which action will be taken. The project application and plans are available for review at the Community Development Department, located at 23 Russell Boulevard.
