[OldNorth] Neighborhood meeting for 435 G Street project

The city of Davis will be hosting a neighborhood meeting on Thursday,
Dec. 16, starting at 7:00 p.m. in the Teen Center basement, to provide
information and get public comments on a newly proposed project for the
Southwest corner of Fifth and G, where the Shell gas station was
recently demolished.

Below is a copy of the meeting notice that was mailed yesterday to all
property owners and tenants within 500 ft. of the proposed project. 
Unfortunately, the files for the floor plans and elevations that were
attached to the letter are too large for me to post to the Old North web
page .  They are currently being posted to the city's web page
www.cityofdavis.or/ed and should be avialable for viewing by tomorrow
(Thursday, Dec. 10).

Neighborhood Meeting Invitation
Concerning an application that has requested approval of a Specific
Plan Amendment, Conditional Use Permit and Design Review for ground
floor retail and eight residential townhouses at the Southwest corner of
Fifth and G Streets.

This notice is to inform neighbors and other interested community
members that an application has been submitted and that a neighborhood
meeting has been scheduled to provide information and receive public
comment on the project proposal described below.

Project Description:
The applicant is proposing a mixed-use building at 435 G Street that
will house 5,000 square feet of retail on the ground floor and eight
townhouse units on the second and third floors. The size of the parcel,
which previously held a gas station, is .276 acres (12,029 square feet).
 The approximate size of the proposed new building is 17,641 square
feet. The applicants are proposing eight on-site parking spaces and four
off-site to meet the requirement of 12 total spaces for the residential
units. On site parking is not required for ground floor retail in the
Core area (Ord. 2148, Res. 04-51).  

The building is proposed to be three stories with a maximum height of
41'-6". The immediate neighbors to the site are: a two-story office
building; taco bell; a gas station; a lumber yard; and a four story
mixed-use parking structure housing office, retail, restaurants, and a
theater. The applicants have designed a building for this highly visible
corner that they believe provides visual interest and will be a gateway
element to the Core area. Architecture and design of the site have been
influenced by the re-adaptation of light industrial/warehouse buildings
for residential use. Proposed building materials are stucco, steel,
granite, slate and metal. 

The project has been evaluated for consistency with the Core Area
Specific Plan (CASP), the Central Commercial zoning district and the
Davis Downtown and Traditional Residential Neighborhoods Design
Guidelines.  The CASP land use for this site is currently Service
Commercial.  The project will require a Specific Plan amendment to
change the land use to Core Retail with Offices. The project complies
with the Central Commercial zoning district standards except for the
need of on-site bike parking for residents. This issue is currently
being resolved. The project will also require a Conditional Use Permit
for the third story, and design review approval. 

Consideration of this application requires Planning Commission
(January) and City Council (February) review at which time public
hearings will be held and action taken. The project application and
plans are available for review at the Community Development Department,
located at 23 Russell Boulevard. Information, plans and updates may also
be found on the City's Economic Development Department website at
www.cityofdavis.org/ed.
