In a nutshell, they are planning to tear down the duplex diagonally across the street from the Co-Op. In its place, they propose a structure on ONE lot with the following: -40 person conference room -4 offices -2 three bedroom apartments -1 one bedroom apartment -4 off-street parking places The proposed structure is essentially 3 floors, and it covers almost the entire lot. The overall sense we were left with is that the Co-op Board perceives the project as good for the Co-op and good for the community. They do not believe the proposed new buildings are controversial. We heard from one member of the Co-op Board privately that the project will not be brought before the general Co-op membership because the Co-op by-laws do not require it. Further, the same board member told us privately, that it would be extremely unlikely for the Co-op board members to attend any meeting with the neighbors, including any future meeting that might take place with the members of the Old North Davis Neighborhood Assoc. They seem to be taking a very hands-off approach and are deferring to Eric Stromberg, the Co-op General Manager. Although there was lip-service, thanking Wrye and I for expressing our concerns about the proposed project, it was very clear to Wrye and I that our concerns are not being taken very seriously. They seem to think that Wrye and I are solitary complainers, and they can't imagine why anyone would seriously object to the plan. Could you please transmit a message to fellow members of the Old North Davis Neighborhood Association that it is very important to register their concerns in writing about the project with the Co-op Board, the General Manager (Eric Stromberg) and the Davis Planning Commission, attention ASAP. (We've set forth the e-mail addresses for these folks below, and the Co-Op Board members also have boxes at the Co-op to receive hard-copies of your letters.) If a "community-friendly" organization like the Co-op is willing and able to take the first step at super-sizing our neighborhood, it will establish a terrible precedent and send a signal to other, less friendly, commercial builders that they can pretty much do whatever they'd like in our neighborhood. It's a shame that the Co-op leadership is so eager to place its interests above those of its own neighborhood, and also appears willing to keep the general Co-op membership in the dark.
